Why use a Realtor?

I often hear people asking, “Why do I need a real estate agent?” I can think of a plethora of reasons, but I’ll just stick with the most important:

1. The true value of a Realtor is the knowledge they possess…
Knowing a neighborhood is great, but knowing what homes have recently sold for in the neighborhood is even better. What does this knowledge translate to for the home buyer/seller? Cash money, dolla’ dolla’ bills y’all! A home’s value will fluctuate with the market, so tracking the daily changes is CRUCIAL! For a seller, this allows you to strike the perfect balance between price and timing. When the price is right, buyers will bite! For buyers, this knowledge provides a means to negotiate, and ultimately serves to keep as much money in your pockets as possible!

2. Laws aren’t just suggestions…
The amount of rules and regulations that are in play in any given city can be overwhelming, and navigating them by yourself can leave you skirting the law (in some cases, maybe even breaking them). Fear not! As a committed real estate professional, I keep tabs on changing regulations and upcoming laws that will effect my clients. More importantly, you can rest assured knowing that no legal issues will rear their ugly heads when it comes time to sell.

3. This ain’t my first rodeo!
Experience really does make a difference, and in my 15+ years I’ve learned a few tricks. The ace up my sleeve is my professional network of lenders, appraisers, fellow Realtors, investors and contractors that I have built relationships with over the years. How does this help my clients? If there is a need that I can’t fill, I know someone who can and will!

4. Ain’t nobody got time for that (except me because it’s what I do!)….
Selling a home isn’t a part time job and sometimes it requires a creative approach to problem solving. Most FSBO’s (For Sale By Owner) end up on the market for an extended amount of time for various reasons, but the most detrimental to the sale of a home is inactivity. Let’s face it, no one wants to come home from a full day of work to grind away on advertising their home. Sure you can place a passive advertisement on Zillow, but why not maximize your visibility with an active presence that will work tirelessly without having to give direction, one that will utilize all the latest technology, and will instinctively change tactics when needed…

What is this magnificent “active presence” I’m speaking of? Me, silly! While you work, sleep or play, I’m here seeking out interested buyers, lining up showings, telling agents about this great property I have that would be perfect for their buyers, and finding new ways to make your home stand apart from the sea of listings.
